Why Professional Window Cleaning Sometimes Leaves Streaks in Portland

You’ve had your windows professionally cleaned. The technician left. And in the afternoon sun, you can see every streak, every missed edge, every place the water dried unevenly. You paid for clean windows and you have streaked glass. What happened?

Streaking after professional window cleaning has specific causes — and almost all of them come down to the water and the method, not the effort of the person cleaning. Understanding why streaks form helps you choose the right window washer and know what to expect from a proper clean.

Cause 1 — Soap and Residue Not Fully Rinsed

This is the most common cause and the one most window washers don’t discuss. Soap-based window cleaning works by surrounding dirt particles with surfactant molecules that allow them to be lifted off the glass. But soap requires complete rinsing to remove — and on vertical glass surfaces, complete rinsing is difficult to achieve consistently.

When soap isn’t fully rinsed, it dries on the glass as a streaky film — visible in direct sunlight or at certain viewing angles, particularly on south and west-facing glass in afternoon light. The streak pattern follows the direction of water flow on the glass: vertical lines where the rinse water ran, horizontal bands where the squeegee passed.

This is why windows that look clean from a distance show streaks when you stand at an angle to them in direct sun. The soap film is not evenly distributed — it concentrates where the rinse water paused or where the squeegee pressure was uneven.

Cause 2 — Tap Water Mineral Deposits

The second most common cause is mineral deposits from the rinse water. Portland’s tap water contains dissolved calcium, magnesium, and silica. When this water is used to rinse windows and then evaporates in sunlight, the dissolved minerals are left on the glass surface as white or grey streaks — following the path the water took as it dried.

On south and west-facing windows with afternoon sun exposure, this can happen within minutes of a tap-water rinse. The faster the evaporation, the more concentrated the mineral deposit. Cause 4 — Wrong Conditions: Hot Days and Direct Sun

Cleaning windows in direct summer sun is a known challenge in the window washing industry. When glass is hot from sun exposure, water evaporates faster than a squeegee can remove it — leaving partial-evaporation mineral deposits and soap traces on the glass before the technician can address them.

Professional window washers manage this by: working the shaded side of the building first, timing exterior cleaning to cooler morning hours, using a very fast scrubber-to-squeegee technique on sun-exposed glass, or accepting that some windows may need a second pass in very hot conditions.
