15 Years of Portland Windows — What I Actually Learned
I started washing windows in Portland in 2010. I’ve cleaned windows in every neighbourhood in the city, in every type of weather, on homes ranging from 100-year-old craftsman bungalows in Irvington to glass-and-steel new construction in the Pearl District. I’ve had clients who became friends after a decade of twice-yearly visits, and clients who never called back because I missed something I should have caught.

Early in my career I was sometimes tempted to mention that moss treatment was available, or that the gutters looked like they could use attention, on every job. I learned quickly that recommending work that genuinely isn’t needed yet destroys client trust faster than anything else in this industry.
Now my post-job report is honest: “The frames look clean, no moss establishing yet — you’ve got another 6–8 months before I’d recommend treatment.” Clients who hear that leave the appointment trusting me more than before. Clients who feel like a service visit was used to upsell them unnecessary work don’t call back.

I spent years refining squeegee technique, trying different cleaning solutions, experimenting with application methods. The single most impactful quality improvement I made was switching to a professional deionized water system for exterior cleaning. Overnight, the most common complaint I received — “the windows have spots” — vanished. Not reduced. Gone.

Lesson 6 — Do One Thing Well
Many Portland exterior cleaning companies offer everything: windows, gutters, roofs, moss, pressure washing, solar panels, holiday lights. There’s nothing wrong with this approach.
