Not Every Dirty Portland Window Needs a Professional Clean

Some Portland windows genuinely need professional cleaning. Others just need a rinse. Knowing the difference saves you money and helps you call a professional at the right moment — when it makes a real, lasting difference — rather than booking unnecessarily or waiting too long when the problem needs specialist treatment.

After 15 years of window washing in Portland, I can tell within 30 seconds of looking at a window whether it needs professional service, a simple rinse, or specialist treatment. Here are the six signs I look for — and two situations where you can save yourself a service call.

Sign 1 — White or Cloudy Patches That Don’t Clear With Rain

Hard water mineral staining — calcium carbonate and silica deposits from irrigation water, river humidity, or pool and hot tub aerosol — looks like white or cloudy patches, typically near irrigation heads or on river-adjacent glass. Rain, garden hose rinsing, and consumer spray products cannot remove these. They are minerals chemically bonded to the glass surface. Professional treatment compound is required. Sign 2 — Green or Black Growth on Frames or Glass Edges

Moss and algae on window frames is one of Portland’s most common and most overlooked window problems. Portland’s mild, wet winters allow biological growth to establish on north and west-facing frames between October and March. Once moss establishes, it retains moisture against the frame, accelerating paint degradation, wood rot, and seal failure. Biological growth at the glass-to-frame junction indicates professional cleaning and ideally a follow-up moss prevention treatment is needed.

Sign 3 — Tracks Visibly Full of Compacted Debris

Open a window and look at the track channel. A dark, compacted layer of fir needles, dead insects, pollen, and organic material at the base of the channel means professional track vacuuming and hand-wiping is needed. Dirty tracks re-contaminate glass every time the window opens — one of the primary reasons windows seem to get dirty again fast after cleaning.

Sign 4 — Screens Coated With Pollen Residue

Hold a screen to the light and look through the mesh. A clean screen is nearly transparent. A screen needing cleaning shows a visible pollen and dust coating that blocks light. Dirty screens deposit contamination back onto freshly cleaned glass with every breeze — negating window washing done to the glass itself.

Sign 5 — Persistent Oily Film After Rain (Wildfire Ash)

Wildfire ash from Pacific Northwest fires deposits an oily particulate on south and west-facing Portland glass from August through October. Unlike dry dust, ash is partially adhesive — rain distributes it rather than removing it. A persistent grey or brown haze on glass that doesn’t improve after autumn rainfall is wildfire ash contamination requiring professional cleaning.

Sign 6 — More Than 18 Months Since Last Professional Clean

Windows not professionally cleaned in more than 18 months have accumulated contamination that becomes progressively harder to remove. Pollen bonds harder to glass in summer heat. Minerals accumulate layer by layer. Moss establishes and roots into frame material. The longer a professional clean is deferred, the more work is required and the higher the risk of permanent glass or frame damage from accumulated contamination.

When a Rinse Is Actually Enough

• Fresh pollen in the first 1–2 weeks — cottonwood and maple pollen in early spring can be rinsed from glass with a garden hose before it bonds with heat and moisture. Catch it within 2 weeks of deposit and a rinse often works. After 2–3 weeks of heat and damp cycles, professional agitation is needed.
• Light surface dust after a dry spell — a thin dry dust coating from summer atmospheric particulate on glass with no hard water staining, no biological growth, and clean tracks may clear adequately with a garden hose rinse.
