Professional Skylight Cleaning in Portland, Oregon
Skylights are the hardest-working glass in your home and the most neglected. Positioned horizontally or at a shallow pitch on the roof, they accumulate every piece of debris that falls from above — fir needle mats, moss growth, pollen layers, bird droppings, and in Portland’s wildfire season, oily ash deposits that bond under UV exposure. A dirty skylight can reduce light transmission by 30–40%, turning what should be a brilliant light source into a grey, hazy panel.
Perfect Pays PDX cleans skylights throughout the Portland metro using a water-fed pure water pole system — the same deionized water technology used on all our exterior window cleaning. This means we can clean most Portland residential skylights from the ground or from a ladder at eave level, without walking on your roof and without leaving any mineral residue or soap film on the glass.
Skylight cleaning in Portland runs $45–$95 per skylight depending on size, roof pitch, and accessibility. A standard Velux 21×38 residential skylight on a walkable low-pitch roof runs $45–$60. Larger fixed skylights or those on steep or high roofs run $65–$95. Most Portland homes with 1–3 skylights pay $65–$180 total. Skylights are always quoted at the free in-person estimate after assessing roof access.
Types of Skylights We Clean in Portland
- Velux residential skylights — the most common skylight brand in Portland homes. Fixed and venting models. We clean the exterior glass and the exterior frame including the flashing perimeter where moss commonly establishes.
- Fakro skylights — less common but increasingly popular in newer Portland construction. Same cleaning process as Velux.
- Tube skylights (Solatube, Sun Tunnel) — the domed or flat acrylic diffuser lens is cleaned with non-abrasive technique. We do not use squeegee on acrylic domes — microfibre and purified water only.
- Fixed commercial skylights — multi-unit glass skylight systems in commercial buildings, atriums, covered walkways. We assess access and equipment requirements at the free estimate.
- Greenhouse and conservatory glass — often pitched at 30–45 degrees, these benefit most from our water-fed pole system which can clean entire runs of glass from ground level.
- Skylight wellbores — the interior tunnel or shaft between the skylight and the ceiling. We clean the interior lens or diffuser if accessible without going into the attic space.
The Portland Skylight Problem — Why They Get Dirty So Fast
Portland’s combination of Douglas fir, western red cedar, and big-leaf maple overhead canopy creates a specific skylight-dirtying pattern that occurs in two major annual events:
Spring (March–June): Fir needles drop continuously; maple seeds (helicopter seeds/samaras) pile up against skylight frames; pollen from all surrounding conifers and deciduous trees deposits as a yellow-green film on horizontal glass. Fir needle accumulations are particularly problematic because they retain moisture, accelerating moss growth on the skylight frame and edges.
Autumn (September–November): Leaf fall from overhanging maple, oak, and cottonwood. Leaves decompose on skylight glass, leaching tannins that stain glass and frame sealant. Combined with wildfire ash from August–September, autumn skylight glass in Portland can accumulate 3–4 distinct contamination types simultaneously.

For most Portland residential skylights, we can clean the exterior glass entirely from a ladder positioned at eave level using our extended water-fed pole system. This means:
- No heavy foot traffic on your roof or roof tiles
- No risk of damaged shingles or disturbed flashing
- No void of roofing warranty due to unauthorized roof access
- Faster setup and execution — most residential skylight cleans complete in 30–60 minutes
For skylights on steep roofs, very high roofs, or commercial buildings requiring full roof access, we use proper safety equipment — roof jacks, harness anchor points, and non-marking rubber-soled footwear. These jobs are quoted separately after the estimate walkthrough.
Yes — interior skylight glass is included in our skylight cleaning visits. For operable (venting) Velux skylights, we open the vent, clean both interior and exterior glass surfaces, and wipe the frame. For fixed skylights, interior cleaning is done from inside with a pole-mounted tool or ladder. Interior skylight cleaning is always included in the visit price.
Moss Removal from Skylight Frames
Moss on skylight frames is one of the most damaging and most overlooked maintenance problems in Portland homes. Moss growing at the perimeter of a skylight frame holds moisture against the flashing and sealant, accelerating seal degradation and eventually leading to leaks. Portland’s wet, mild winters are ideal for moss growth — a skylight frame that was clean in October can have visible moss establishment by February.
We remove moss from skylight frames as part of every skylight cleaning visit at no extra charge. For heavy moss accumulation, a pre-treatment application is available that kills moss roots and prevents re-establishment for 12–18 months. This is quoted separately at the estimate visit.
