The Science Behind Deionised Water — In Plain Language

Standard Portland tap water contains dissolved minerals — primarily calcium, magnesium, and silica. This is normal. It’s not harmful to drink and it doesn’t affect most household uses. But when tap water is used for window cleaning, those dissolved minerals are a problem: as the water evaporates from the glass surface, the minerals stay behind as deposits. These are the white spotting you see on windows near sprinkler systems, or the general haze that builds up on exterior glass over time.

Soap-based window cleaning reduces the mineral deposit problem slightly — the surfactants in soap help carry some minerals away in the rinse. But soap itself leaves a residue. It’s an extremely thin film, essentially invisible, but it’s slightly sticky. Every dust particle, pollen grain, and atmospheric particulate that lands on your glass after a soap-based clean has something to bond to. That’s why soap-cleaned windows get dirty again within two weeks.

Deionised water has had those minerals removed through a reverse osmosis membrane combined with deionisation resin. The result is water that’s chemically “hungry” — it actively wants to dissolve and carry away contaminants from the surface it contacts. When deionised water is applied to glass and then rinsed away (or allowed to dry — the deionisation means there are no minerals left to deposit), the glass surface is left chemically clean. Absolutely inert. Nothing for dust and pollen to adhere to.

Portland City Code 17.39 — Why Deionised Water Is the Only Legal Choice for Commercial Cleaning

Portland City Code 17.39 prohibits the discharge of wash water containing soaps, detergents, or chemical cleaners into the stormwater system. The City of Portland’s stormwater system drains directly to the Willamette River watershed, Columbia Slough, and Johnson Creek without treatment at most discharge points. This is a city ordinance that’s actively enforced, and the compliance obligation sits with the property owner — not the cleaning company.

Deionised pure water uses no soaps or chemicals whatsoever. There is literally nothing in the water that isn’t already in the municipal supply — and all the inorganic content has been removed. How the System Works — Water-Fed Pole and RO Equipment

We use IPC Eagle-grade reverse osmosis and deionisation filtration equipment — the same technology used by professional window cleaning operations on commercial buildings across the Pacific Northwest. The filtration system is mounted in our vehicle and produces deionised water continuously during the job. That water is fed through a carbon-fibre water-fed pole to a brush head that scrubs the glass, and then rinsed with a final deionised water flow that carries all contaminants away.

The water quality is monitored continuously using a TDS (Total Dissolved Solids) meter. Clean deionised water reads 0–10 parts per million. Portland tap water reads 30–60 ppm depending on the season. If our filtration output rises above threshold, we know the filtration media needs replacement before the water quality starts affecting the clean. You won’t see spots on your windows because we check before every job.

Does Deionised Water Work in Portland’s Rain?

Yes, and this is one of the most important practical advantages for Portland specifically. With soap-based cleaning, working in rain is problematic — the rain interferes with the soap rinse and can leave streaks as the diluted soap dries on the glass in variable patterns. With deionised water, light rain during or after cleaning has no negative effect whatsoever. Is deionised water window washing better than traditional soap and squeegee?

For exterior glass, yes — the result is cleaner and lasts longer. Soap leaves a microscopic residue that acts as a sticking agent for the next dust and pollen cycle. Deionised water leaves nothing. The windows clean up faster on subsequent visits because there’s no residue layer to deal with. For interior glass, we use a combination of traditional technique and deionised water — both have their place depending on the situation.

Can deionised water remove hard water stains that are already on my windows?

Deionised water is excellent at preventing future mineral deposits and removing fresh ones. For established hard water staining — calcium that has etched into the glass surface over months or years — it needs a targeted mineral treatment first (we use a professional-grade acidic cleaner applied specifically to the stained areas), followed by a deionised water rinse. Deionised water alone won’t dissolve mineral deposits that have already bonded chemically with the glass silica.

Is this what all Portland window washers use now?

No — most Portland window washing operations still use soap-based methods. Reverse osmosis equipment is an investment, the filtration media needs ongoing replacement, and the water-fed pole system takes experience to use correctly on different glass types. It’s more technically demanding than bucket and squeegee. What Deionised Water Can — and Cannot — Do for Hard Water Stains on Portland Glass

Deionised pure water excels at preventing mineral deposits from forming on glass and at removing fresh contamination before it bonds. What it cannot do is reverse established hard water etching — the permanent chemical change to the glass surface that occurs when calcium and magnesium deposits from Portland’s municipal water or from irrigation overspray sit on glass long enough to react with the silica.

Portland’s municipal water has a TDS (total dissolved solids) reading of approximately 50–90 ppm depending on the season and source blend — relatively low by national standards but still enough to leave visible spotting on glass that dries repeatedly over multiple seasons. Homes with sprinkler systems that hit window glass — common on Beaverton subdivisions, Lake Oswego landscaped properties, and some older Portland homes with raised garden beds near windows — accumulate mineral deposits faster than homes with only atmospheric exposure.

For established hard water spotting (visible as white-grey clouding that doesn’t wipe off), we use a targeted mineral acid treatment before the deionised water clean. This dissolves the calcium deposits chemically rather than trying to abrade them off — abrasion risks creating micro-scratches in the glass surface. The acid treatment is separate from the standard clean and is quoted explicitly when it’s needed. For glass with more than 3–4 seasons of accumulated mineral etching, we’ll be honest about the likelihood of full recovery — some staining reaches a depth where treatment improves but doesn’t eliminate the damage.

How Deionised Water Interacts with Portland’s Wildfire Ash

During wildfire ash events, the chemistry of deionised water provides a specific advantage over tap water or soap-based cleaning. Wildfire ash is alkaline (pH 9–12). Deionised pure water, with its extremely low mineral content and neutral-to-slightly-acidic profile, is more effective at neutralising alkaline ash residue than tap water, which typically has a pH of 7.4–7.8. This means the ash is both physically removed and chemically neutralised in a single pass — reducing the risk of the alkaline residue continuing to react with the glass surface after cleaning. For this reason, we strongly recommend scheduling ash removal as soon as possible after a significant ash event, and always using our deionised system rather than attempting to rinse with tap water, which can reactivate the alkaline reaction.
