Hard water stains are the white, grey, or cloudy deposits that appear on windows near irrigation heads, sprinklers, hot tubs, swimming pools, or in areas with high mineral content in the water supply. They look like water marks but feel slightly rough or etched to the touch — and they don’t respond to standard window washing.

The reason: hard water stains are not dirt. They are calcium carbonate and silica deposits that have physically bonded to the glass surface through repeated wetting and drying cycles. Each time mineral-rich water dries on glass, it deposits a microscopic layer of minerals. Over months and years, these layers build up into visible staining that can only be removed with a treatment compound specifically designed to dissolve calcium and silica without scratching the glass.

Will regular window washing remove hard water stains?

No. Standard soap-based window washing and even deionized water will not remove established hard water stains. The mineral deposits are chemically bonded to the glass surface and require a treatment compound (typically a mild food-grade acid such as oxalic acid or proprietary calcium-dissolving solution) applied with a non-abrasive applicator. The Hard Water Stain Removal Process

Perfect Pays PDX uses a staged hard water stain removal process that lifts mineral deposits without scratching or damaging glass:

  1. Assessment — We evaluate the severity of staining at the free estimate visit. Light staining (6–18 months of accumulation) responds to a single treatment pass. Heavy staining (3+ years) may require a second treatment or staged sessions to avoid over-treating historic glass.
  2. Pre-rinse — Exterior glass is pre-rinsed with deionized water to remove loose surface contamination before treatment compound application.
  3. Treatment application — Food-grade calcium-dissolving treatment compound is applied with a non-abrasive microfibre pad. The compound is allowed to dwell for 2–5 minutes depending on stain severity. We do NOT use abrasive steel wool, razor blades, or pressure washing on glass with mineral staining — these cause permanent scratching.
  4. Rinse and neutralisation — Treatment compound is rinsed completely with deionized water, which also removes any dissolved mineral residue from the glass surface.
  5. Standard clean — Full deionized water window clean is performed after treatment to ensure streak-free finish.
Can hard water stains permanently etch glass?

Yes — if left untreated for years, silica deposits can physically etch into the glass surface creating pitting that cannot be removed without professional glass polishing or grinding. Most 1–3 year accumulations are fully treatable with our compound. At 3–5+ years, partial etching may remain visible after treatment. We assess etching risk at the free estimate and will be honest if glass is beyond chemical treatment — professional glass restoration polishing is a separate service we can refer if needed.

Prevention — How to Stop Hard Water Stains from Forming

Once hard water stains are removed, preventing recurrence requires addressing the water source:

  • Adjust irrigation heads — The most effective prevention is repositioning or replacing irrigation heads so they do not spray onto glass surfaces. Even one head that hits a window will re-stain it within a single season.
  • Schedule deionized window cleaning — Our deionized water cleaning leaves no mineral film on glass — meaning there is no “seed layer” for new mineral deposits to adhere to. Soap-cleaned glass re-accumulates mineral deposits faster than deionized-cleaned glass.
  • Annual autumn clean — Scheduling a deionized window clean in late September or October removes all summer mineral accumulation before the wet season begins. Allowing mineral deposits to sit through the wet winter season accelerates bonding and etching.
