Best Time of Year to Wash Windows in Portland — The Real Answer

After 15 years of cleaning windows in Portland, I’ve watched thousands of clients chase clean windows at the wrong time of year — then wonder why they look dirty again in two weeks. Timing your Portland window washing around the city’s actual seasonal patterns makes every clean last significantly longer and every dollar go further.

The short answer: late May and late September. Those are the two cleanest windows of the Portland year. Everything else is a trade-off. Here is why, and here is exactly what happens to Portland glass in every month of the year.

The Portland Window Dirtying Calendar — Month by Month

January and February

The worst months for Portland glass. Pacific moisture arrives from the southwest in persistent drizzle — not the heavy rain that sheets glass clean, but the fine Portland drizzle that picks up atmospheric particulate and deposits dirty water on every surface. Glass cleaned in January is typically grey-filmed within 2 weeks from rain deposit alone. North and west-facing glass actively grows moss and algae on frames during this period — the warm, wet Pacific weather is ideal for biological growth. Do not schedule a general window clean in January or February unless you have a specific reason (pre-sale inspection, post-construction clean). Instead, use February for a moss-prevention treatment on affected frames.

March

Early spring begins and so does alder and early maple pollen. March cleaning is problematic because pollen season has started but not peaked — windows cleaned in early March are typically coated again by mid-April. The exception: if you have a specific event or need in March (home listing, event, inspection), go ahead — just understand it won’t last through spring pollen peak.

April

The worst pollen month in Portland for window glass. Cottonwood cotton physically clogs window screens and tracks. Elm, maple, and oak pollen create a yellow-green film on glass that bonds with moisture and begins etching within weeks. Do not schedule a standard window clean in April. The one exception is track and screen cleaning only — tracks become clogged with cottonwood in April and may need attention for ventilation regardless of glass condition.

May (after May 15)

The best spring cleaning window begins around May 20. By mid-to-late May, the major Portland pollen types have peaked and dropped. Cottonwood is done, elm is finishing, oak is winding down. The Douglas fir pollen season, which runs into June, is a factor for homes under heavy conifer canopy — these homes should wait until early June. For most Portland homes without significant Douglas fir overhead, late May produces the most effective spring clean of the year. Glass cleaned in late May typically stays visibly clean through late June or early July under normal Portland conditions.

June and July

The cleanest months of the Portland year for window maintenance. Rainfall is minimal, pollen is mostly done (except Douglas fir through mid-June), and summer sun evaporates surface moisture quickly without leaving mineral deposits. If you missed the May window, early to mid-June is an excellent alternative. July is clean but hot — glass cleaned in July can stay clean through August if wildfire smoke doesn’t arrive.

August

Wildfire smoke season begins, typically peaking in the second half of August. Smoke from eastern Oregon, the Cascades, and increasingly from California travels through the Columbia River Gorge and deposits an oily particulate film on south and west-facing glass. Glass that was clean in July may look significantly degraded by late August after a major smoke event. Do not schedule a window clean in August — wait until smoke season ends in September.

September (after September 20)

The best autumn cleaning window begins around September 20–25. Wildfire smoke season typically ends by mid-September as the Pacific weather pattern shifts. The window between the end of smoke season and the beginning of serious autumn rainfall is short — usually 2–4 weeks — but it produces excellent results. Glass cleaned in late September stays relatively clean through October before autumn rainfall begins depositing the grey film that characterises Portland winter glass.

October

Autumn rains begin in earnest. Leaf fall from Portland’s dense street tree canopy deposits tannins on glass that stain frames and glass edges. Glass cleaned in late October will look cleaner than uncleaned glass but will re-dirty from autumn rains and leaf fall within 2–3 weeks. October cleaning is appropriate if you missed the September window and need glass clean for a specific purpose (home sale, event, inspection). Otherwise, wait until next May.

November and December

Same challenge as January and February — persistent drizzle, leaf tannins, and the beginning of the moss growth season. Glass cleaned in November or December is typically grey-filmed again within 3 weeks from rain deposit. November is appropriate for a moss-prevention treatment on affected north-facing frames — not for a full glass clean.

Timing by Location — Portland Metro Variations

• Inner Portland neighbourhoods (Hawthorne, Laurelhurst, Irvington) — dense deciduous tree canopy means the late May timing is especially important. Oak and elm pollen can coat glass for 6+ weeks. Wait until the canopy is fully leafed and pollen is dropping before scheduling.
• East Portland / Gresham / Troutdale — Columbia Gorge east wind events push pollen from eastern Oregon into these areas from May through July. Late May is still the right target, but after particularly heavy east wind events, a midsummer clean may be warranted.
• Vancouver WA and Clark County — Columbia River mineral aerosol means spring and autumn cleans are both important. River-adjacent Clark County properties also benefit from a mid-summer clean due to continuous Willamette/Columbia mineral mist accumulation.
• South Metro (Lake Oswego, Tigard, Tualatin) — Tualatin River valley fog means north and west-facing glass grows moss faster than in higher-elevation Portland. November moss-prevention treatment is especially recommended for Tualatin River-adjacent homes.
• Sellwood and Milwaukie (Willamette riverfront) — the same Willamette River humidity pattern as Lake Oswego. Mid-summer cleaning recommended for river-adjacent properties.
