The Most Frustrating Thing in Window Washing — Paying for a Clean That Doesn’t Last
You hired a professional window washer in Portland. You paid good money. And two weeks later, the windows look almost as bad as before. You’re not imagining it, and it’s not because windows just get dirty that fast in Portland. Something went wrong with the clean — and it’s almost certainly one of four specific problems.
I’m Andrew Zellers. I’ve been washing windows in Portland since 2010. I hear some version of this complaint from new clients every week — always about a previous company, never about a clean they’ve had done right. Here is exactly what causes windows to look dirty again fast, and what a proper clean actually involves.
The four most common causes are: soap residue left on glass that attracts pollen and dust within days; tap water mineral deposits that leave a film when water evaporates; dirty tracks that re-contaminate glass when windows are opened and closed; and screens that were replaced without being cleaned, so pollen falls back onto the glass. Any one of these makes a clean look short-lived. All four together — which is common with lower-quality Portland window washers — mean your windows may look nearly as dirty within 2–3 weeks.
Cause 1 — Soap Residue on Glass (The Biggest Culprit)
Most Portland window washers still use a soap-and-squeegee method. It’s the traditional approach and it can produce a visually clean result immediately after the clean. The problem is what happens next.
Soap — even professional window cleaning soap — leaves a microscopic film on glass when it dries. This film is invisible to the naked eye directly after cleaning. But it creates a slightly tacky surface at the molecular level that pollen, dust, and atmospheric particulate adhere to significantly faster than they would to bare, clean glass.
In Portland, where spring pollen loads from cottonwood, elm, maple, and oak are among the heaviest in the Pacific Northwest, this matters enormously. A soap-cleaned window in Portland in May can be visibly coated with pollen within 3–4 days of cleaning. The soap residue is acting as a pollen magnet.

Cause 2 — Tap Water Mineral Deposits (The Spot Problem)
Even window washers who don’t use soap often rinse with tap water — and Portland tap water, while among the cleanest municipal supplies in the US, still contains dissolved calcium, magnesium, and silica that leave visible white spots or a hazy film when water evaporates on glass.
You’ve seen this effect on your car windshield after rain dries, or on glassware that comes out of the dishwasher with white spots. The same thing happens on window glass when it’s rinsed with tap water. The water evaporates and leaves its dissolved mineral content behind as a thin white deposit.
On a single pane, this might be barely noticeable. Across an entire house of windows, in direct sunlight, it creates the distinctive hazy, cloudy appearance that makes homeowners feel their windows were never properly cleaned.
The fix: Deionized water removes 99.9% of dissolved minerals before the water contacts your glass. When deionized water evaporates, there is literally nothing left behind — no minerals, no film, no spots. This is why deionized water is the professional standard for window washing and the only method that produces a genuinely spot-free result without post-clean buffing.
Cause 3 — Dirty Tracks Re-Contaminating Clean Glass
Window tracks accumulate years of organic debris — dead insects, pollen, fir needles, dust, moss fragments, and oxidation residue from aluminium frames. When a window washer cleans the glass but skips the tracks, this contamination remains in place.
Every time you open or close a window after a clean, the sash slides through the dirty track and picks up debris that transfers directly onto the interior glass surface you just paid to have cleaned. Within a week of normal window operation, tracks that weren’t cleaned during the wash will have noticeably re-dirtied the lower interior edge of every window.
This is one of the most common complaints in Portland window washing reviews: “tracks still full of rocks and dirt.” It happens because some window washers don’t include tracks in their standard service, or they technically “include” tracks but don’t actually clean them thoroughly — a quick wipe that misses the compacted debris at the base of the channel.
The fix: Tracks should be vacuumed first to remove loose debris, then hand-wiped with a damp cloth to remove compacted material and oxidation staining. Cause 4 — Screens Replaced Without Being Cleaned
Window screens are pollen and dust filters by design. A screen that has been in place through a Portland spring pollen season is coated on every surface with a layer of cottonwood, maple, and oak pollen, fir needle fragments, and general atmospheric dust.
When a window washer removes screens to clean the glass behind them and then replaces the screens without cleaning them first, every subsequent breeze through the window deposits pollen from the screen directly onto the freshly cleaned glass. Within days, the lower interior face of every window with a dirty screen will be visibly re-coated.
Screens also leave marks on glass when they’re replaced wet — the frame edge presses residue from the screen channel onto the glass edge, creating a visible rectangular shadow mark at the screen perimeter that customers often confuse for incomplete cleaning.

Even with a perfect cleaning method, Portland windows face conditions that re-dirty glass faster than most US cities:
- Spring pollen (March–June) — Portland’s urban forest produces one of the heaviest pollen loads in the Pacific Northwest. Cottonwood, elm, maple, and oak produce a sticky yellow-green coating that bonds to glass with moisture and begins etching within weeks of deposit.
- Wildfire ash (August–October) — smoke from eastern Oregon and Cascades wildfires deposits an oily carbon particulate on south and west-facing glass. Unlike dry dust, ash is partially adhesive and resists rain removal.
- Pacific drizzle (November–March) — Portland’s fine drizzle deposits dirty water on glass rather than cleaning it. Light rain makes windows worse; heavy rain sheets some debris off but brings roof and gutter debris with it.
- Moss and biological growth — Portland’s mild, wet winters allow moss and algae to establish on window frames within months of a clean. This eventually migrates to glass edges and can cause permanent staining if not addressed.

How to Tell If Your Window Washer Is Doing It Right
- Ask about water system — do they use deionized water or soap? If they hesitate or don’t know what deionized water is, that’s your answer.
- Ask about tracks — are tracks vacuumed and hand-wiped, or just sprayed? Demand specifics.
- Ask about screens — are screens cleaned before replacement or just removed and replaced?
- Check the result same day — run your finger along the glass edge after they leave. If there’s residue, the clean wasn’t complete.
- Check tracks after they leave — pull the track channel. If there’s still compacted debris, tracks weren’t properly cleaned.
