Can a Portland Window Washer Reach Every Window in Your Home?

Not all of them can — and most won’t tell you that upfront. Two-storey and three-storey homes, properties with steep roof pitches, and houses built on Portland’s many hillside lots present real access challenges that separate professional window washers from ladder-and-bucket operators. Knowing what equipment is required and what questions to ask before booking can save you from a job that leaves your upper windows untouched.

I’ve been cleaning windows on Portland homes of every size and configuration since 2010 — Victorian-era foursquares with third-storey dormers in Irvington, three-storey townhomes in the Pearl District, hillside homes in the West Hills with deck-level entry and four storeys of glass below, and everything in between. Here’s what reaching those windows actually involves.

The Water-Fed Pole System — How Upper-Storey Cleaning Actually Works

The water-fed pole system is the standard professional method for cleaning upper-storey windows without ladder risk. A telescoping carbon fibre or fibreglass pole extends from ground level to the window — typically 25 feet for two-storey work and up to 65 feet for three-storey or higher. Pure deionized water is fed through the centre of the pole to a brush head at the top.

The brush agitates the glass surface and frame while deionized water continuously rinses the loosened contamination away. Because deionized water leaves no mineral residue or soap film when it dries, the glass air-dries to a spot-free, streak-free finish without squeegee work at height. No ladder. No reaching. No risk.

• 2-storey Portland homes — standard water-fed pole equipment (25–35 foot reach). No ladder required for most configurations.
• 3-storey Portland homes and townhomes — extended water-fed pole (40–65 foot reach) handles most 3-storey glass from ground level.
• Homes on steep Portland hillsides — the effective height from the ground on the downhill side can be equivalent to 4–5 storeys. Water-fed poles reach these; some roof access may be required for specific windows.

Portland’s Specific Height Challenges — What Makes Homes Here Different

Portland’s topography creates height situations that are less common in flatter cities:

• West Hills hillside homes — properties in the West Hills, Tualatin Hills, and Bull Mountain are built into slopes. A home that appears 2-storey from the street may have 4–5 storeys of glass on the canyon-facing side. The effective cleaning height from the downhill grade is significantly greater than a flat-lot 3-storey building.
• Victorian and craftsman homes with dormers — historic Portland homes in Irvington, Alameda, Laurelhurst, and Hawthorne frequently have third-storey dormers, attic windows, and steeply pitched roof lines. These require extended pole work or, in some cases, roof access with safety equipment.
• Pearl District and Lloyd District towers and townhomes — 3-storey townhome developments in the Pearl are among the most common calls for upper-storey window access in Portland. Most are handleable with extended water-fed pole systems from the shared exterior or from balcony levels.
• Lake Oswego and Dunthorpe estate homes — large format estate homes with two-storey great room windows, floor-to-ceiling glass panels, and architectural features at height require both pole work and sometimes positioning from upper-level decks or terraces.

What to Ask Before Booking for Upper-Storey Window Cleaning

• “Do you use a water-fed pole system?” — if the answer is no, ask how they reach upper-storey glass. A ladder answer for 3-storey work is a red flag.
• “What is the maximum height your pole system reaches?” — 25 feet handles 2-storey; 40+ feet handles most 3-storey; 60+ feet for taller.
• “Will you need to walk on my roof?” — legitimate for some jobs. Follow up with what safety equipment they use.
• “Is upper-storey cleaning included in your standard quote?” — some Portland window washers quote ground-floor only and charge extra for upper storeys. Confirm scope before agreeing to pricing.
• “Can you reach all windows from ground level or will some be left?” — an honest answer tells you more than any marketing claim.

When Roof Access IS Required — What That Looks Like

Some Portland jobs genuinely require roof access — not because of poor equipment but because of specific architectural features that water-fed poles can’t reach effectively:

• Skylights on very steep pitches (above 10:12) where pole angle doesn’t allow effective brush contact
• Dormer windows set into the roof plane where pole access is blocked by the roof edge above
• Windows in recessed architectural features — light wells, inset bays, courtyard-facing glass
• Exterior glass on upper-level balconies and terraces accessible only from the roof
