Window Washing in the Hawthorne District — Pricing and What to Expect
Window washing in the Hawthorne District (SE Portland, ZIP 97214) costs $6.90–$9 per pane for residential homes, inside and out. A standard Hawthorne bungalow with 18–26 windows typically runs $200–$300 per visit with tracks, frames, sills, and screens included. Hawthorne Boulevard storefronts typically run $80–$180 per visit for ground-floor commercial glass. Most Hawthorne residential homes get two cleanings per year — the most important is the spring clean in April or May when the neighbourhood’s tree canopy has dropped its full pollen load on every south and west-facing window.
Hawthorne Is a Great Neighbourhood — and Rough on Windows
SE Hawthorne is one of the most walked streets in Portland. Between the Bagdad Theater at SE Hawthorne and 37th, the Powell’s on Hawthorne outpost, the string of independent restaurants and vintage stores from 30th to 50th, and the residential bungalows tucked behind the commercial strip — it’s a dense, active neighbourhood that takes a lot of environmental wear on its glass.
The specific Hawthorne challenge is the tree canopy. The streets between SE Hawthorne Blvd and the residential blocks to the north and south are lined with mature trees — cherry, maple, oak, and Douglas fir — that create a stunning spring environment and an absolute pollen nightmare for glass. From early April through mid-May, the pollen load is significant. It settles as a fine film on south and west-facing windows, bonds slightly to the glass surface, and doesn’t come off with a garden hose or a paper towel. It needs proper cleaning.
The Hawthorne Bridge at the north end of the neighbourhood adds its own issue for homes and businesses facing west — road spray and diesel film from bridge traffic, especially in wet weather when spray extends further from vehicles. We see this on first-floor west-facing windows in homes near the bridge approach on SE Madison and SE Hawthorne near 20th.
The Hawthorne Craftsman — Windows We Know Well
The residential side of the Hawthorne neighbourhood is classic Portland bungalow and craftsman stock — mostly built between 1905 and 1940, with the distinctive covered front porches, wood trim, and double-hung windows that define SE Portland’s residential character. These homes are beautiful and they have specific window needs:
- Painted wood frames — the original wood frames on Hawthorne craftsmans age gracefully but can’t take high-pressure washing or abrasive cleaning tools. We use soft cloths on all painted wood frame surfaces.
- Double-hung windows — the traditional sash design means you can clean both sides without going outside for the upper sash. We take advantage of this to be efficient and thorough without extra ladder work on the upper floor.
- Screen condition — older screens on craftsman homes often have original wooden frames with screen mesh that’s fragile. We inspect before removing and handle carefully. If a screen is beyond washing, we’ll tell you — we don’t damage it and stay quiet.
- North-facing windows — Hawthorne homes with north-facing rear windows get moss and algae growth on the sills and lower frames by mid-autumn. We note this during visits and treat where appropriate.
SE Hawthorne Boulevard Commercial Window Washing
The commercial strip on SE Hawthorne from about 30th to 50th has some of Portland’s most characterful independent retail. The Bagdad Theater’s facade, the vintage shops and record stores, the cluster of restaurants and bars — these storefronts are part of what people come to Hawthorne for. Their windows should look the part. We do regular commercial cleaning for Hawthorne storefronts, with early-morning scheduling before the Saturday crowd arrives. If your business runs the Hawthorne Street Fair in summer or other neighbourhood events, we can schedule a pre-event clean on request.
Hawthorne Window Washing — Common Questions
When is the best time of year to clean windows on a Hawthorne bungalow?
Late April or early May, after the pollen peak from the neighbourhood’s cherry and maple trees. By late April the worst of the pollen has settled and a proper clean will last through the summer dry season — approximately June through August in Portland. The second best time is October, before the wet season sets in and biological growth accelerates on north-facing surfaces through the winter.
Do you clean the wood frames on older Hawthorne craftsmans, or just the glass?
We clean the complete window on every visit — glass on both sides, tracks, frames, and sills. On painted wood frames, which are common on Hawthorne craftsmans, we use soft cloths only. No abrasive tools, no pressure that would lift paint. The frames and sills on older homes are often in good condition because previous owners cared for them — we try to leave them better, not worse.

The Hawthorne District sits in Southeast Portland between the Johnson Creek corridor to the south and the East Burnside ridge to the north. The neighbourhood’s mature street tree canopy — a mix of cherry, elm, oak, and big leaf maple planted across a dense residential grid — creates a specific spring pollen challenge. Portland’s cherry trees bloom late March through mid-April; the elms follow in April; the maples shed seeds through late April and May. By the second week of April, SE Hawthorne windows on the street-facing side of homes have accumulated a visible layer of mixed pollen that bonds more firmly to glass than the fine cedar pollen you see in winter.
The Hawthorne Bridge, two blocks north of the main commercial district, creates a specific window contamination problem for homes and businesses directly east of it. Bridge deck drainage — grit, tyre rubber particulate, and road spray — carries southeast in Portland’s prevailing wind and deposits on west and north-facing glass in the immediate Hawthorne corridor. Buildings on SE Water Avenue and the lower Hawthorne slope near the river see this contamination most acutely.
The commercial strip on SE Hawthorne Blvd between 20th and 50th avenues — with its mix of restaurants, boutiques, the Bagdad Theater, and independent retail — is one of Portland’s highest-traffic pedestrian corridors. Window cleanliness on the commercial strip is a competitive signal. The businesses that maintain clean glass consistently outperform those that address it reactively.

When We Recommend an Additional Visit Beyond the Standard Two Per Year
Two annual cleans — late April/early May and early October — handle the majority of Hawthorne homes well. A third visit may be warranted if: (1) you live directly under a mature oak or elm canopy that drops significant summer seed debris through June and July; (2) your home is within two blocks of the Hawthorne Bridge; or (3) you’re managing commercial property on SE Hawthorne Blvd where high foot traffic means interior glass visibility is a constant concern. We’ll tell you honestly during the first visit whether your property calls for two or three annual cleans — we don’t recommend the extra visit unless it’s genuinely needed.
